ResortBrokers’ Director of New Developments & Hotels, Tim Crooks, plays a key role in driving growth of the family business started by his father Ian in 1985.
Since joining ResortBrokers in 2008, Tim has earned a reputation as one of Australia’s foremost experts in off-the-plan permanent residential and short-term accommodation management rights and hotels in major apartment projects.
During his 17-year career in the sector, Tim has settled 239 deals of management rights assets with a combined worth of more than $586 million.
Tim’s notable career transactions include the 2025 sale of the management rights to the 667-apartment, 65-storey Queen’s Wharf Residences to Minor Hotels. His landmark 2017 sale to Mantra Group of the management rights to Gurner’s FV high-rise in Brisbane for $28 million was the largest off-the-plan management rights transaction in Australia. That same year he sold Deague Group’s Art Series Hotel portfolio of five hotels and two management rights, also to Mantra.
Tim’s expertise includes the evaluation, set up, marketing and sale of management rights businesses and associated real estate. He regularly consults for leading developers and hotel groups across Australia.
In recent years, Tim has been instrumental in growing the management rights market beyond its traditional Queensland base. The increasing acceptance of the management rights model by the hotel industry has resulted in Tim’s expertise being actively sought by hotel operators across Australia.
Tim is one of the principal authors of ResortBrokers’ annual Management Rights Report, the only quantitative study of its kind to examine the vast impact of the industry across the country, now in its third edition.
In 2024, Tim’s excellence in the management rights sector was recognised by industry with a short-listed nomination for The Urban Developer’s inaugural Urban Leader Awards.
