Dubbo's Countryman Motor Inn to change hands after 10 years
Having worked as a commercial bank manager Richard Lindner was after a career change when he purchased the Countryman Motor Inn 10 years ago.
Over the years he's upgraded the property including recently renovating half of the rooms.
However after dedicating himself to the business seven-days a week, Mr Lindner has decided to sell.
He said if a buyer is willing to work hard, the business offers plenty of rewards and he's enjoyed meeting the mostly-business visitors who have stayed at his motel over the years.
"The property market is good, the turn over is great; it's just the right time to sell," he said.
He said with an adjacent lot of land now for sale, anyone wanting to expand the accommodation facilities and take advantage of the growth of Dubbo could purchase both properties.
"There's a lot of infrastructure being built here, the property market is pretty hot as well so there's a lot of people moving to Dubbo."
Located at 49 to 51 Cobra Street, the Countryman Motor Inn sits on 3,556 square metres just off the Mitchell Highway.
According to Resort Broker's Chris Kelly, who is handling the sale, the property returns a net yearly profit of $584,530.
"The venue comes with a liquor license and in fact it has a bar and there's always guests sitting there for pre and after drinks," Mr Kelly said.
"It also opens on to a beautiful courtyard for meals and drinks."
Mr Kelly said the property is attracting a lot of interest from a range of different buyers as freehold motels rarely come to market in Dubbo.
"The accommodation property markets in large town centres like Dubbo, Orange, Mudgee and Bathurst are still strongly sought after and will pull buyers from across the country," Mr Kelly said.
"Dubbo accommodation runs at high occupancy year round from regional travelers and professionals as well as tourists and sporting groups."
He said Dubbo is currently experiencing plenty of growth adding to its appeal for buyers.
"Dubbo is one of the largest centres in the Central West in terms of population but also commercial and industrial growth," he said.
Mr Kelly said if the motel's buyer also purchased the adjacent 440 square-metre block, which he is selling for $500,000, there would be a lot of advantages.
"This property will draw people trying to get a foothold in the freehold portion of the Dubbo area but also developers looking to build a larger portfolio of accommodation in a perfect location," he said.
