Queensland council launches caravan park lease tender

Buyers looking for an affordable entry into Queensland’s caravan park sector are being invited to take the reins of the Mingo Crossing Caravan Park and Recreational Area.

The North Burnett Regional Council is calling for tenders for the lease and operation of the site. Submissions are being assessed on a range of commercial and operational criteria, which means the property won’t necessarily go to the highest monetary offer, but rather to the best operator.

Located on the banks of the Burnett River, the established tourism operation has built a loyal following among caravanners, campers and grey nomads.

Broad regional appeal anchors Burnett River tourism asset

The turnkey tourism asset comprises a 24.68-hectare riverfront holding and an adjoining parcel of 16.76 hectares. The operation features about 100 unpowered sites, 20 powered sites and six glamping tents.

The property’s appeal is rooted in its natural surroundings and relaxed pace of life, says David Faiers, ResortBrokers’ senior specialist accommodation broker, Queensland.

“Mingo Crossing offers visitors a genuine regional Queensland experience centred around the natural beauty of the Burnett River,” he says.

“It is a peaceful destination, popular with caravanners, campers and grey nomads seeking a quieter alternative to the state’s more heavily trafficked tourist routes.

“The area is known for its fishing, kayaking, birdwatching and relaxed riverside setting, making it an ideal stop for travellers who enjoy the outdoors.”

Faiers says it offers an accessible pathway into the tourism and accommodation industry at a time when development and replacement costs continue to rise.

“While Mingo Crossing is best described as an entry-level opportunity rather than a large-scale investment play, it does offer several appealing attributes,” he says.

“The relatively modest capital outlay provides buyers with an affordable pathway into the tourism and accommodation sector, particularly at a time when replacement costs for similar assets continue to rise.

“The operation already has an established presence and loyal customer base, reducing the need to build a business from scratch.”

The caravan park has historically relied on repeat visits and word-of-mouth referrals, but Faiers says there is considerable opportunity for a new operator to expand its profile and unlock further growth.

“Despite its relatively low profile, it has developed a loyal following among those who appreciate its peaceful riverside setting and relaxed atmosphere,” he says.

“Many would describe Mingo Crossing as a hidden gem, and there is an opportunity for a new operator to build on this foundation through increased marketing and broader exposure.”

The listing is expected to attract hands-on owner-operators and lifestyle-focused buyers seeking to create value through active management rather than passive investment.

Operators with fresh ideas and a willingness to invest time in the business could see significant upside through improved promotion, enhanced guest experiences and additional revenue streams.

“It’s less suited to passive investors seeking immediate income and more attractive to those looking to create value over time while enjoying the benefits of a regional lifestyle,” Faiers says.

The invitation-to-tender campaign has been extended to June 25.
