On the market for $16.2 million: A record price tag for motel & conference centre in ‘booming’ western Queensland

One of Australia’s biggest and best regional accommodation and convention facility properties is making its market debut with a price tag of $16.2 million, notching up a record for its western Queensland location.

ResortBrokers Managing Director Trudy Crooks, South-West Queensland Broker Jason Vogler, and ResortBrokers Chairman Ian Crooks are selling, by Private Treaty, the Roma Explorers Inn which boasts a net profit of $1.58 million.

Ms Crooks says the sale represents the largest in the region and the exceptional yield follows the upward trajectory of other ResortBrokers’ sales in western Queensland.

“This large-scale property on 4.43ha with multiple income streams is a trophy asset with no money to spend. It is rare for a regional motel to have so many rooms and the 89 on offer appeal to both the corporate and leisure market,” she said.

“One of the main reasons this property attracts such strong repeat corporate and tourism clientele is that it has been established to rise above its competition with all rooms featuring fantastic amenities for all guests. All rooms have air-conditioning, heating, television, fridge, Wifi, room service and a desk.

“The outstanding Convention and Function Centre provides even more potential to drive revenue and there is the opportunity to convert one of three additional residences into a bar/gaming room to further increase profits.

Roma Explorers inn has just been awarded a 2022 Traveller’s Choice Award for the second year in a row by TripAdvisor, placing it in the top 10 percent of hotels worldwide.

The property owners say the motel, built in three stages over six years with stage one commencing in 2005, represents a unique offering in regional Australia.

“As owners, we are a group of four families who have lived in the Roma district for most of our lives. This partnership has been together for nearly thirty years,” they say.

“Our investments have been directed to gaps in the market and opportunities to enhance the community. Due to many of us being well past retirement age it is time for us sell.
