Redhill Hospitality Group expands Cairns footprint with MiHaven Living portfolio purchase

A national accommodation specialist has snapped up three purpose-built student living properties in Cairns city.

Redhill Hospitality Group has acquired MiHaven Living’s Cairns portfolio for an undisclosed price.

Listed with ResortBrokers’ Far North Queensland agent Leah Bursztynowicz for $13.6 million in July 2025, the portfolio consists of 131 rooms across three shared-living accommodation properties in Pembroke, Gatton and Martyn Streets.

“This is an astute acquisition by Redhill,” Ms Bursztynowicz said.

“There is nothing like MiHaven Living in central Cairns that caters to short-term/co-living accommodation.”

Cairns developers James and Sarah Mort purpose built the MiHaven portfolio for student accommodation between 2018 and 2020.

“Under James and Sarah, the properties enjoyed great success with occupancy over 90% underpinned by long-term bookings,” she said.

When international student numbers plummeted during the pandemic in 2020, Ms Bursztynowicz said the buildings transitioned seamlessly into accommodation for other guest types, including working holiday-makers, young professionals, local and international students attending the nearby campuses of TAFE Queensland, James Cook University and CQUniversity.

“James and Sarah are widely respected in the Cairns’ community. As local developers, they understood what our city’s student and transient worker tenants needed: affordable accommodation with a youthful vibe and sense of community,” she said.

The MiHaven portfolio is Redhill’s second accommodation purchase in Cairns following its 2023 acquisition of the 62-room Cairns Southside International in Mulgrave Road, Earlville.

It comes after an announcement late last year, where MiHaven subsidiary, Tropical Airport Accommodation Pty Ltd (TAA) will provide high-quality short-term accommodation tailored to the needs of travellers and transient workers based at Cairns Airport.

With a projected opening in late 2026, the facility will boast a premium fit-out, including modern amenities, 183 self-contained units, cafe, fully equipped gymnasium, conference & meeting facilities, swimming pools and easy access to airport terminals and associated facilities. END
